Lead Hazard Screen

A Lead Hazard Screen is a less extensive version of a lead risk assessment. (This type of inspection is typically done for properties with a lower risk of lead-based paint.) Abacus will send a TDSHS Licensed Lead Risk Assessor to your building to first perform a visual inspection. If there are areas of deterioration, the assessor will collect two samples of dust and sends these samples to the lab.

The report will state whether or not there is the probability of lead-based paint, and if so Abacus would notate in the report that a Risk Assessment is recommended

Lead-Based Paint Inspection

An inspection identifies lead-based paint on both the interior and exterior painted surfaces of a building. An inspector will come to building in question and inventory all painted surfaces both inside and outside.

Samples as collected one of two ways:

Portable X-Ray Fluorescence (XRF)
Samples of 1-4 square inches of paint are collected and sent to lab

The XRF measures lead in the paint without damaging it and provides a fast method for classifying painted surfaces as either negative (no lead) or positive (lead).

Abacus will then provide you with a report that will identify which surfaces have lead-based paint. This report, however, does not indicate the condition of the paint and whether it poses a health risk.

Lead Risk Assessment

A Risk Assessment locates deteriorating paint in the building and evaluates the extent and cause of deterioration. Then the deteriorated paint is tested, as well as paint on surfaces where it appears a child could have been licking, biting, or mouthing. (Painted surfaces in good condition are not tested.)

A Risk Assessment also includes a dust test which consists of testing household dust as well as soil in outside play areas and around the foundation. A wet wipe is used to collect dust from floors and windows and then sent to the lab with paint samples for analysis.

Abacus will then provide you with a report that will outline where lead hazards exist and will indicate how to correct them. Due to only deteriorated samples being taken, a negative report does not necessarily mean there is no lead-based paint. Many clients choose to have both a lead-based paint inspection as well as a risk assessment.
